Farrans has completed work on a £10.6m redevelopment of Brentwood Town Hall to deliver commercial office space and 19 apartments.

The Project
A substantial commercial and residential refurbishment and fit-out of an existing building shell including new finishes, sanitary fittings, kitchens/tea points, mechanical and electrical installations with significant structural and landscaping works. The ground and first floors are commercial offices, with the second and third floors containing 19 apartments. The main works involved full façade retention, the removal of existing masonry brick cross walls by replacing with new structural steel frame to facilitate open plan offices, and the complete removal of approximately 75 percent of the existing pitched roof to facilitate the new steel structure.
A redevelopment of the existing town hall has created an exemplary mixed development consisting a modern 21st century collaborative office facility completed with high end residential accommodation above. The project has not only created open plan office space for multiple departments over two storeys, it has also retained council chambers and period features of the existing building. The unique enhancement that the project delivered was the additional provision of 19 high end residential apartments above the new commercial office space. This project successfully changed a dated commercial council office into a mixed-use building, upgrading the existing commercial council office space, complete with the addition of 1800m2 of grade A lettable office but also adding the residential spaces.
Services & Expertise
Farrans’ experience in commercial and living spaces meant that the company was well-placed to deliver on this complex programme of works. A new steel frame was constructed within the existing building to support the new roof structure and facilitate removal of load bearing walls. The basement was occupied throughout the project by Essex Police Force. We provided a temporary entrance illuminated tunnel for the public to gain safe access into the police station.
